About the Role

Pacaso is seeking a dedicated Project Manager to act as a key liaison for the rebuild of our luxury residential properties in Malibu. The ideal candidate will be a detail-oriented, proactive leader with a strong background in high-end residential construction. You will represent Pacaso's interests and ensure a smooth, efficient rebuild process, acting as a direct point of contact for our co-owners and managing all aspects of the project from start to finish. You will report directly to the Pacaso management team.

• Project Oversight: Manage the full lifecycle of the rebuilds, ensuring all work is on schedule, within budget, and meets Pacaso's high quality standards as well as facilitating inspections and making sure all projects comply with city, state and national codes
• Stakeholder Communication: Serve as the primary liaison between our ownership group and the architect, design team, and general contractor. This includes providing regular updates, gathering owner input, and diffusing difficult discussions with strong interpersonal skills.
• Documentation and Reporting: Generate and track essential project documentation, including Requests for Information (RFIs), change orders, finish schedules, and construction budgets.
• Budget and Schedule Management: Closely monitor project costs and timelines, flagging potential issues and proactively managing risks to prevent delays and overruns.
• Site Management: Conduct regular site visits to monitor progress, ensure quality control, and confirm adherence to all project plans and specifications.
• Team Coordination: Facilitate clear and effective communication among all parties, ensuring everyone is aligned on project goals and responsibilities.
• Problem-Solving: Proactively identify and resolve challenges that arise during the construction process.

• Experience:
• Extensive knowledge of residential construction, with a strong background in luxury new builds and rebuilds.
• Demonstrated experience as a Project Manager or Owner's Representative on high-end residential projects.
• Proven ability to generate and track RFIs, finish schedules, and construction budgets.
• Leadership and Interpersonal Skills:
• Strong confidence in interfacing with architects, engineers, general contractors, and consultants.
• Excellent written and verbal communication skills.
• Ability to host virtual meetings on camera and maintain a professional demeanor under pressure.
• Strong interpersonal skills and the ability to diffuse difficult discussions and build productive relationships.
• Technical and Org anizational Skills:
• Excellent organizational skills and a meticulous attention to detail.
• Proficiency in project management and construction software.
• Strong analytical and problem-solving skills to manage complex situations and unexpected challenges.
• Personal Attributes:
• Willingness to report to Pacaso management and adhere to company standards.
• A deep understanding of the delicate nature of a co-ownership model and the importance of representing collective interests.
• A "can-do" attitude and a commitment to providing an exceptional experience for our owners.

• This is a contract position with an estimated length of 2-3 years
• Hourly rate between $100-145 depending on experience
• Since this is contract, benefits are not included for this role
